Refinish hardwood floors

A pro sands your wood floors down to bare wood, then stains and seals them.

Three to four days on site

What this job involves

The room is emptied and the base shoe pulled. A drum sander takes off the old finish, an edger does the walls, and gaps and nail holes are filled. The floor is stained if you want a color, then gets two or three coats of finish, each with dry time. You stay off the floor for a day or two after. Old floors sometimes have too little wood left to sand, or have pet stains that will not come out, and the pro will tell you.

What to have ready

  • The rooms and their square feet
  • Photos of the floor, including worn and stained spots
  • Whether the furniture will be out
  • A stain color in mind, or natural
  • Whether anyone will need to stay elsewhere during the finish

What a fair price looks like

Most homeowners in our area pay between $1,200 and $3,000 for this job. Labor and finish per 300 to 500 square feet. Stain adds to the range. Board replacement is extra.

This is a range to help you judge a quote, not a quote. The pro you are matched with gives you their own price, in writing for anything over $1,000, and you pay them directly. We charge the pro a small flat fee only after the job is done. We never ask you for payment.

What a good pro will ask you first

  • How many square feet?
  • Has the floor been sanded before?
  • Are there deep stains or damaged boards?
  • Stain or natural, and oil or water based finish?
